How DeedScout handles public data
Public Beta Data coverage varies by county and source. DeedScout is an independent research layer — not a county clerk, auctioneer, or title company.
Official source required. Always verify sale dates, liens, title, and permit details with the official county or municipal source before bidding, buying, or outreach.
Data methodology
- Live Pulled from an official/public source within the last 72 hours.
- Cached Real source data, not refreshed in the last 72 hours.
- Sample Demo data only — do not rely on it.
- Blocked Portal requires login, payment, reCAPTCHA, or manual lookup.
- Broken Scraper or upstream source is failing.
- Coming Soon UI exists; data not connected yet.
Tax deeds: County clerk, property appraiser, and auction links are maintained manually. Automated sale-calendar scrapes may fail — we do not invent dates.
Permits: Tyler EnerGov municipal files are cached scrapes, not live queries. PBC unincorporated, Royal Palm Beach, and Boynton Beach are sample only.

Public beta limitations
Coverage is strongest for Palm Beach-area permits and the 67-county tax deed link directory. Sale-date automation, statewide permit coverage, and some Pro features are still maturing. Every dataset is labeled so you can see what is cached, sample, or unavailable.
