Data methodology
DeedScout is a research layer, not a county clerk, auctioneer, or title company. Every dataset shows a status badge, last refresh time (when known), source URL, and verification reminder.
Status definitions
- Live Pulled from an official/public source within the last 72 hours.
- Cached Real source data, but not refreshed in the last 72 hours.
- Sample Demo data only. Do not rely on it for bidding or outreach.
- Blocked Source requires login, payment, reCAPTCHA, or manual lookup.
- Broken Scraper or upstream source is currently failing.
- Coming Soon UI exists; data pipeline not connected yet.
Tax deed sales: When our auction scraper succeeds, sale dates are labeled Live or Cached. When scrapers fail (e.g. RealAuction 403), we show Broken and link to official auction sites — we do not invent dates.
Permits: West Palm Beach, Boca Raton, Jupiter, and St. Lucie County use live Tyler EnerGov scrapes. Palm Beach unincorporated (4 records), Royal Palm Beach, and Boynton Beach are Sample until bulk access exists.
Parcels: Palm Beach parcel lookup uses county GIS/appraiser sources; verify on official PA site before decisions.
